**General Description:**
We are seeking a highly experienced and result-oriented professional for the position of General Manager – Liaison. The role involves extensive coordination with government authorities, managing statutory compliance, and handling end-to-end land acquisition processes. The candidate will act as a key interface between the organization and external regulatory bodies while ensuring the smooth execution of projects.
**Major Responsibilities:**
**1. Liaising Responsibilities**
**a. Liaising with Government Departments**
- Interact with officials from Urban Development, Housing, Revenue, and other departments.
- Ensure effective communication and resolution of project-related requirements.
- Act as the primary point of contact between the organization and government bodies.
- Resolve departmental issues or disputes during project execution.
**b. Coordination with Town and Country Planning**
- Obtain zoning approvals and necessary clearances.
- Review master plans and development proposals as per regulatory norms.
- Ensure compliance with infrastructure, land use, and planning regulations.
**c. RERA Compliance**
- Ensure adherence to all RERA guidelines and regulations.
- Manage quarterly updates and compliance filings.
- Handle project registration, documentation, and related formalities.
- Address any notices or penalties issued by regulatory authorities.
**d. Coordination with NRDA**
- Obtain project approvals from NRDA.
- Ensure compliance with environmental, legal, and technical requirements.
- Facilitate timely submission of plans and reports for approvals.
**e. Coordination with Police Department**
- Manage safety and compliance-related coordination.
- Obtain necessary permissions related to construction and security.
**f. Coordination with Tehsil & Collectorate**
- Ensure land title verification and proper registration.
- Obtain land use approvals, clearances, and tax assessments.
- Ensure compliance with land acquisition laws and regulations.
**g. Environmental & Labour Compliance**
- Liaise with Pollution Control Board for environmental approvals.
- Ensure compliance with environmental norms and labour regulations.
- Monitor environmental impact and implement mitigation measures.
**2. Land Acquisition Responsibilities**
**a. Villager & Stakeholder Interaction**
- Engage with landowners and local communities.
- Address concerns and negotiate fair compensation agreements.
**b. Land Verification**
- Verify ownership documents and legal status of land.
- Ensure land is free from disputes or encumbrances.
- Conduct physical verification and periodic monitoring.
**c. Record Collection & Verification**
- Collect land records, title deeds, and revenue documents.
- Verify records through Tehsil and government databases.
- Resolve discrepancies and ensure clear title transfer.
- Prepare search reports and site feasibility reports.
**d. Map Preparation**
- Coordinate with surveyors for land mapping.
- Ensure accurate representation of boundaries and zoning.
- Validate maps with government authorities.
**e. Registry & Mutation**
- Handle land registration with registrar offices.
- Ensure legal transfer of ownership to the organization.
- Facilitate mutation process and update government records.
**f. Approvals**
- Obtain zoning, land use, and construction approvals.
- Ensure compliance with all statutory and regulatory requirements.
**3. Documentation & Property Upkeep**
- Prepare comprehensive project documentation.
- Maintain updated records for audits and compliance.
- Ensure proper filing and labeling as per 5S standards.
- Safeguard documents and ensure accessibility for management.

Pay: ₹120,000.00 - ₹180,000.00 per month
